Making the Ocean State More of an Ocean State

Here are some interesting news items for boaters in the East Bay area. From the top to the bottom of the bay, towns are investing in their nautical appeal and making strides to improve their waterfronts.

On Aug 11, around 315 linear feet of waterfront property outside of the Robin Rug Factory was deeded to the town of Bristol. Located near the Elks Lodge and Rockwell Park this deed grants the town the right to build docks, slips and piers on the shore and will give the public new area to walk along the water. A public gazebo and boardwalk have been proposed, directly connecting this area to Rockwell Park. The project will greatly expand the Church Street pier, adding around 95 slips and will no doubt make the large number of boaters on the waiting list for slips very happy. The town is not planning to build this year but hopes to find a grant to aid in construction.  This transformation will open up the Bristol Harbor waterfront to more Ocean State boaters, allowing them to experience all of the charm of a quintessential New England shore.

In Little Compton, this nautical appeal is also improving as the 66-foot, 7-story Sakonnet Point Lighthouse undergoes $1.45 million in restoration.  The lighthouse has endured 125 years of ocean waves, including two in 1938 that topped the structure, and is a beloved landmark in the town. The tower, which contains a light seen from up to seven miles out at sea, will be revamped from the top floor down as rust is hydro-blasted and bolts replaced. All of the plates will be newly primed and painted. This project, which began mid-June, is expected to be completed at the end of next summer and will restore the lighthouse to its former beauty. When completed, both boaters and beach-goers in the area will enjoy this spectacular ocean view.

Both endeavors add to the long list of why it’s great to be a boater in the Ocean State.

The Boys of Summer

This past July was recorded as the hottest on record for the Ocean State. That is according to the National Oceanic and Atmospheric Administration. It was also the second hottest July for the entire globe. However, that is not the only hot news in Rhode Island.

The sizzling Cumberland Little League National team is one game away from going to Williamsport, PA for the Little League World Series.  They play Fairfield, CT in the regional final tomorrow night at 7:00 pm in Bristol, CT. The game will be broadcast live on ESPN.

This is all possible because of a come from behind victory last night in a game against the team from Vermont. Jack Edwards made the call of the winning homer for NESN. (I apologize for the advertisement in the front of the call, but I couldn’t find a version without the branding.)

Let’s hope we see these youngsters continue to the World Series.

Teaching Providence Students about Real Estate

Today was Career Day at Residential Properties. We hosted two career-oriented high school students, Pamela Gonzalez and Paola Peña. Through the Volunteer in Providence Schools (VIPS) organization, the Classical High School students gave us the opportunity to show them what they could expect to do in the real estate industry. We spent the morning with them, and, hopefully, they departed with a well rounded perspective of what to anticipate working in real estate and relocation.

Personally, I look forward to this event every year, it’s a great opportunity to introduce students to our industry and provide them with first-hand knowledge of what they would expect by choosing a career in real estate. Liz Messier, Director of Relocation Services, joined me in guiding the students through a typical day in real estate. We were introduced to this program through the Rotary of Providence.

Liz was shadowed by Paola Peña, and immersed her in the Relocation Division of the company. Paola learned how Liz communicates and delivers our relocation services message to corporate relocation clients.

Pamela Gonzalez followed me for the morning. I showed her how we would present a few of the homes listed by Residential Properties and taught her how to handle showing a house to prospective buyers. We also went to the Cumberland Office to meet my sales team and see how a typical real estate office operates.

VIPS is an award winning non-profit educational organization dedicated to enabling our city’s public school students to succeed in school and build a good foundation for their future. We were fortunate to have been given this opportunity by VIPS to provide these exceptional students with knowledge of a career path our agents have chosen, allowing them to begin deciding what they want in a career.

Nationwide Open House Weekend – April 10, 11

Nationwide Open House Weekend” will be held this coming weekend, April 10 & 11. This event, initiated by executives at local and state Realtor® associations on the west coast, was created to promote open houses and is spreading east with the National Association of Realtors (NAR) spreading the word. (However, it is not a NAR sanctioned event.)

At Residential Properties Ltd., recognizing our open houses is quite simple, we place an “Open House” indicator on the top of our “For Sale” sign at the property. We also list those available for viewing during every weekend on our website at http://www.residentialproperties.com/openHouses/search/. Typically, this search page will start showing results on Thursday, and Friday or Saturday are the best days for the latest list of properties.

If you are searching for a home, the economists are saying that now may be the perfect time to act. All indications are that prices have begun to stabilize, median prices are statistically flat (with the normal choppiness when you look at month to month data), interest rates continue to be at historic lows, contracts needed to take advantage of the tax credits must be done by April 30, and the inventory of homes on the market is improving.

Of course, the properties can be viewed by arranging a private showing by calling one of our agents.

If it’s Friday (and sometimes any day of the week), it must be pizza time.  Providence has some of the best pizza in the country and Wickenden Street has a couple of great pizzerias, but if you are looking for a great slice go no further than Fellini’s.

Fellini’s is as unique as Wickenden Street itself. Check out this video to see why.
