			<content:encoded><![CDATA[<p>One never knows what you might stumble into at the invitation of a friend. Last night was one of those evenings as I attended a show performed by Margarita Martinez called “Well Behaved Women Rarely Make History (or Thanks for the Bumper Sticker)”  at The Roots Café in Providence. The Roots Café, an arts and cultural center, is reminiscent of the spirit that redefined Providence as a “happening” place in New England.</p>
<p><img src="http://75ocean.com/rpl/margarita_b.jpg" alt="" width="95 px" height="135 px" align="right" />I entered a little biased about Margarita’s performance, since I know her through the theater club “The Players” on Benefit Street, but her performance was nothing short of breathtaking as she weaved through stories and songs – all of her own creation. Be sure to check out <a title="Margarita's Website" href="http://www.margaritamartinez.com/" target="_blank">anything she does</a>.</p>
<p>But is was the space and their commitment to the arts in the downtown that really peaked my interest. Since being created in March of this year by Providence Inner City Arts (<a title="Providence Inner City Arts" href="http://www.rootscafeprovidence.com/about-roots/about-pica/" target="_blank">PICA</a>), The Roots Cafe is their venture dedicated to reaching out to the Providence community and showcasing lively, energetic performances and impressive art.  PICA was formed 40 years ago by a group of artists motivated for the need of arts and culture within this diverse community. They are a non-profit focusing their energies to many festivals and events in Providence, the Roots Café being one of them.</p>
<p><a title="Roots Cafe Providence RI" href="http://www.rootscafeprovidence.com/" target="_blank">Roots</a> is an extremely interesting place with a lot going on and the prices are very affordable.  Check out their schedule of events on their home page and take in a performance instead of rushing out of town at the end of your day&#8217;s work.  It is also another good reason to look at those condos and lofts in the downtown area.  Of course, for people on the East Side of Providence, it is an easy walk down Westminster Street.</p>

Just think of all the venues—the <a href="http://www.risd.edu/" target="_blank">Rhode Island School of Design</a>, <a href="http://www.ppacri.org/" target="_blank">PPAC</a>, <a href="http://www.trinityrep.com/" target="_blank">Trinity Rep.</a>, The <a href="http://www.providenceartclub.org/" target="_blank">Providence Art Club</a>,<a href="http://as220.org/front/" target="_blank"> AS220</a>. These haunts are a reason why the Creative Capital is such a wonderful place to live. Artists have the ability to see the beauty in their surroundings, enhance it, and create something worth keeping, and this is what they bring to our city on a daily basis.</p>
<p>Art makes areas more enjoyable to live in. The Street Painting Festival provides the opportunity for artists to create on an uncommon canvas, and for the public to see these detailed images come to life. This is a promising way to spend a bright autumn day.</p>

<p>This got us thinking. Time works differently in Rhode Island. Instead of living by that clock thing hanging on the wall, nostalgia seems to be the dominant rhythm of life here. While new construction may change the terrain, the Rhode Island conscious is embedded in the past. Just ask a true Rhode Islander for directions. Instead of street names, they will most likely be given by landmark. And usually this landmark will be outdated, like where the <a href="http://en.wikipedia.org/wiki/Iway" target="_blank">old I-195</a> used to be. With this trait in mind, we’ve created a list of some famous Rhode Island Used-To-Be’s that are important to our culture.</p>
<p>If you live in the Ocean State and are over the age of 20, there’s a really good chance you have some childhood memory of <a href="http://en.wikipedia.org/wiki/Rocky_Point_Amusement_Park" target="_blank">Rocky Point Amusement Park</a>. This Warwick Park, established in 1847, grew quickly in popularity, and from the 1850’s through the 1980’s it was the most popular attraction in New England. Tom Flanagan remembers spending Saturdays there, full of laughter and cotton candy. The park closed in 1995 and was demolished in 2007. The town of Warwick is currently looking to make the land into a public park.</p>
<p>Much like Rocky Point, <a href="http://en.wikipedia.org/wiki/Crescent_Park_(defunct_amusement_park)" target="_blank">Crescent Park</a> in East Providence (named for the crescent shape of the Riverside beach) was renowned in its time. Founded in 1886 by George Boyden, the venue was known as the “Coney Island of the East”, with hot air balloons and extravagant carousels providing the Park’s main attractions. <a href="http://www.residentialproperties.com/About_Us/Our_Team/Tom_Flanagan/" target="_blank">Tom Flanagan</a> also remembers the delicious candy apples he enjoyed here (there is a theme here with Tom about amusement venues). The park closed in 1979, and the surrounding area was developed. The only remnant of these sweet roots is the <a href="http://en.wikipedia.org/wiki/Crescent_Park_Looff_Carousel" target="_blank">Crescent Park Carousel</a>, which remains open to this day.</p>

<p style="text-align: left">Today, <a href="http://en.wikipedia.org/wiki/The_Towers_%28Narragansett,_Rhode_Island%29" target="_blank">The Towers</a> set the backdrop to the Narragansett social scene, but they once  provided entrance to the Narragansett Pier Casino, another source of  turn-of-the-century entertainment. The Casino was completed in 1886 and  provided a refuge for the areas social elite, offering a variety of  recreational opportunities, such as boating, tennis, billiards, bowling,  cards, and shooting. The venue also had restaurants, stores, reading  rooms, a theater, a bandstand, a ballroom, and a beautiful beach. While <a href="http://www.residentialproperties.com/" target="_blank">Residential Properties Ltd.</a> has been around for a long time (this year is our 30th anniversery!),  none of us were there to enjoy the pleasures of The Casino, since the  building burned down in 1900. However, locals like <a href="http://www.residentialproperties.com/our_agents/info/Anita_Langer" target="_blank">Anita Langer</a> cherish The Towers for uniting a community with their granite walls.</p>
<p>Our final used to be is much less romantic, but is a part of Rhode Island history none-the-less. In the 1980s, Providence was included in the <a href="http://www.guinnessworldrecords.com/" target="_blank">Guinness Book of World Record</a> for holding the distinction of World’s Widest Bridge. Known as the <a href="http://www.shorpy.com/node/9239" target="_blank">Crawford Street Bridge</a> at 1,147 feet, the structure grew when several normal sized bridges were covered with decking and turned into a parking lot. Oh yeah, this monstrosity was located across the Providence River. <a href="http://www.residentialproperties.com/About_Us/Our_Team/Ed_Hardie/" target="_blank">Ed Hardy</a> remembers thinking this bridge was gross in his youth. This monstrosity has since been dismantled; the river has been moved; Waterfire caldrons line the center of where the bridge was; and the whole transformation turned the area into an asthetically pleasing area. While this demolition was integral in developing our<a href="http://en.wikipedia.org/wiki/Downcity_Providence" target="_blank"> Capital Center</a>, we just couldn’t let you erase this Used-To-Be from your memory. So, remember, you can get to the downtown area from the East Side by crossing over the river where the world’s widest bridge was.</p>
<p>Admittedly, we’ve left out numerous landmarks that could be used for directions, so you can expect another Used-To-Be compilation in the near future.</p>

<p>In today’s tumultuous real estate market, selling your home can seem like an especially daunting task. Perusing market reports may tell part of the story, but what they don’t tell you is the importance of a solid marketing strategy. More than ever, owners need to be aware of how they are marketing their home. Using all the tools available to you will make the home sell. Interestingly, statistics show that staged homes sell faster and for more money.</p>
<p>Staging is an essential marketing tool that Realtors can use to differentiate clients houses from the competition. The way people live in their home is very different from the way a home needs to look in order to sell for top dollar. Staging a home can make the property appeal to a broader range of potential buyers; since homes look more appealing in listing photos, more showings will be generated. Our Barrington agent <a href="http://www.residentialproperties.com/our_agents/info/kirsten_dangremond" target="_blank">Kirsten Dangremond</a> and Providence agent <a href="http://www.residentialproperties.com/our_agents/info/Jeff_Lima" target="_blank">Jeffrey Lima</a> are experts in home staging, and their work has often led to lower Days On Market and a higher Selling Price.</p>
<p>The staging process can include rearranging furniture, improving space utilization, adding or changing use of color, and possibly adding or removing furniture. Realtors are selling wall and floor space, not a seller’s personal items, so anything a stager can do to make a house as neutral and appealing as possible is definitely worth doing.  It’s actually a fun process if the seller understands the reasons why staging is so critical.</p>
<p>Remember to leave enough time to work on this process. There may be suggestions for some minor repairs which require lead time for other trade professionals.</p>

<p>With the United States celebrating Father’s Day on Sunday, and recent events for Boston’s professional teams, like the Bruins’ Stanley Cup win on Wednesday, or the current Red Sox’ streak of wins, is there ever a better time to feature prime spaces to kick back and watch the game? That’s right, we’ve scoured <a href="http://www.residentialproperties.com/home_search/" target="_blank">our current inventory of homes</a> to find fantastic media/recreation rooms. (I’ll stay politically correct and not use the colloquial term.) Some of these have made our property videos, and here are some favorites.</p>
<p>The luxurious and classic is the <a href="http://11jasonsgrantdrive.com/" target="_blank">Billiard Room</a>.  We found one in Cumberland and the current owners have furnished this room with a pool table (thus the label “Billiard Room”).  However, the space has wooden detailing with exquisite built-ins, perfectly sized for a big screen TV and the space could have many uses.</p>
<p><img src="http://www.75ocean.com/rpl/BilliardRm.jpg" align="right" />A similar atmosphere can be found in Smithfield. Here, a finished basement offers a spacious <a href="http://40greenwoodlane.com/" target="_blank">Great Room</a> and Home Theater. The Great Room has an elegantly crafted built-in wet bar, which is why the current owners chose to mount plasma TVs in the room and furnish it with a poker table. In the theater section, a movie screen drops from the ceiling with the press of a button which highlights some some great gadgetry.</p>
<p>And over on the East Side of Providence, we found a recreational sanctuary in a basement in the form of an enormous <a href="http://268angellst.com/" target="_blank">Club Room</a> and Media Room/Home Theater. The Club Room has beautiful wooden detailing and moldings as well as a wet bar. Of course, there is the ubiquitous plasma TV over the exquisite fireplace – an excellent idea. The theater has as large a screen as possible for the room, and the electronics are neatly stored in built-in cabinetry. The dimmer controlled lighting over movie posters is a great touch.</p>
<p>These are well done spaces, but wherever your favorite spot is, let’s hope you have a great weekend.</p>

Common Cause is  sponsoring a community forum about the land legislation this evening at  The Spot Underground on 15 Elbow Street in Providence. <p>During the hustle and bustle of the school year, it can be easy to forget the pleasures of reading. But as your days become less hectic over Summer Break, it’s important to remember the many organizations that help make reading more enjoyable—the public libraries. Libraries across the state feature Book Clubs, Lectures, Movie Nights and Events, and we thought it might be nice to highlight the unique, creative opportunities for community involvement.</p>
<p>For those living in the West Bay, the <a href="http://www.nklibrary.org/" target="_blank">North Kingstown Free Library</a> will hold their June Breakfast with Books on Friday June 17th, which looks like a great event for both book and food lovers. The <a href="http://www.eastgreenwichlibrary.org/" target="_blank">East Greenwich Free Library</a> will hold the kid-friendly Lego Day on Saturday, June 18th.</p>
<p>For those living in the East Bay, the <a href="http://www.barringtonlibrary.org/" target="_blank">Barrington Public Library</a> will feature Literary Speed Networking events for adults as well as Classic Films on the Big Screen, while the <a href="http://www.georgehail.org/" target="_blank">George Hail Free Library</a> in Warren will feature a Teen Film Series.</p>
<p>Northern Rhode Island’s Libraries also offer some interesting opportunities, such as Thursday Afternoon Chess and the MOMS Club of Cumberland at the <a href="http://www.cumberlandlibrary.org/" target="_blank">Cumberland Public Library</a>. The <a href="http://www.lincolnlibrary.com/" target="_blank">Lincoln Public Library</a> features a multitude of Computer Classes and will be holding a Childrens Summer Luau on June 22nd.</p>
<p>In South County, workshops on topics like Easy Lawn Care at the <a href="http://www.skpl.org/skk.html" target="_blank">Kingston Free Library</a> are popular with locals. The <a href="http://www.westerlylibrary.org/" target="_blank">Westerly Public Library</a> holds frequent Children’s Concerts by the Westerly Town Band, but will be having a Victorian Garden Party on June 25th, which seems like the perfect event to kick-off the summer .</p>
<p>The <a href="http://www.provlib.org/" target="_blank">Providence Public Library</a>, located downtown, has 9 additional <a href="http://providencecommunitylibrary.org/" target="_blank">Community Libraries</a> scattered throughout the city, and thus holds a multitude of events that are geared towards the communities served. From Parent Workshops to Offbeat Movie Musicals, there is always something going on at one of the branches.</p>
<p>Whether you join a book club, take out a book, or are just looking for a quiet place to read, Rhode Island public libraries can provide a refuge from the summertime heat. These organizations foster an educational tradition in our communities, and help make Rhode Island a great place to live.</p>

			<content:encoded><![CDATA[<p>This Saturday, June 4th, the <a href="http://www.ppsri.org/" target="_blank">Providence Preservation Society</a> hosts their annual Festival of Historic Houses, with Blackstone Boulevard as the featured neighborhood. As the event approaches, we thought it might be appropriate to highlight what makes this area of the East Side so worthy.</p>
<p><a title="Providence - Rhode Island by ResidentialPropertiesLTD, on Flickr" href="http://www.flickr.com/photos/residentialproperties/5568402761/"><img src="http://farm6.static.flickr.com/5030/5568402761_1aa4827d3c.jpg" alt="Providence - Rhode Island" align="right" width="240" height="160" /></a>Known throughout <a href="http://cityof.providenceri.com/" target="_blank">Providence</a> for the walking path which extends down the center, the Blackstone Boulevard neighborhood was developed in 1894. Designed by the renowned <a href="http://en.wikipedia.org/wiki/Frederick_Law_Olmsted" target="_blank">Olmsted</a> brothers, their landscaping introduced the <a href="http://en.wikipedia.org/wiki/City_Beautiful_movement" target="_blank">City Beautiful</a> movement to Providence and what we now use as a walking path, was originally created as a trolley line. While this location had previously been somewhat isolated, the trolley brought development to the community and it quickly became one of the most desirable addresses in Providence. The trolley stopped running in 1948, but the historic houses remain.</p>
<p><a href="http://www.lincolnschool.org/index.cfm" target="_blank">Lincoln School</a>, where tickets for the event will be sold, marks the beginning of the Boulevard. Established in 1884, Lincoln is the East Side’s oldest all-girls school, and the building exemplifies the historic structures that line the Boulevard. While most of these are of course, residential, they all maintain a similar character and grandeur that allow for a very “private” feel. The houses are mostly medium to large, built in the early to mid 20th century, and are architecturally similar to those built on College Hill during the 18th and 19th centuries. At the end of the Boulevard lies Lippitt Memorial Park, as well as a number of cafes, restaurants and shops.</p>
<p>So, from 11:00AM to 5:00PM, you can enjoy the beauty of several of these homes which help make the area vibrant and popular. <p>The Providence Preservation Society’s Festival of Historic Homes has been a Providence favorite for the past 32 years. Each Spring, this city-wide preservation organization opens selected historic homes to the public, allowing locals to enjoy the remarkable real estate that makes Providence unique. Recent tours have been based in areas such as the West Side’s Stimson Avenue, and the Wayland Square and Fox Point neighborhoods on the East Side. In fact, my home was featured in 2008! This year’s event is especially exciting because the Boulevard is a highly visible area in Providence, due to the popular walking path that extends down the center. <p>Attesting to its worth, 2 George Street has also been on several of the PPS walking tours. Built at perhaps the best location on the entire East Side, this home is right at the heart of one of  Providence’s most popular cultural hubs. Set at the corner of Benefit and George Streets, the property is within walking distance to downtown, Brown University, the Rhode Island School of Design, the <a href="http://www.providenceartclub.org/" target="_blank">Providence Art Club</a>, the <a href="http://www.risdmuseum.org/" target="_blank">RISD Art Museum</a>, and the <a href="http://www.providenceathenaeum.org/" target="_blank">Providence Athenaeum</a>, as well as the Hope and University Clubs. The home was built it 1814 for Eliza Ward by her father and this spectacular brick Georgian has been beautifully preserved inside and out. With unique attributes such as antique French hand-painted wallpaper and a beautiful courtyard, the property is truly one of a kind.
