This week on my radio show, Rich Epstein and Steve Tetzner are in the studio with the latest market update. They will also be reviewing Remodeling Magazines latest Cost Vs. Value Survey, which evaluates the bottom line of home improvements. And speaking of bang for your buck, Rich Epstein will be featuring a property in Warwick that’s so special he’s dubbed it an “oasis in the city.”

185 Puritan Drive is a cute Cape located right on Sand Pond in Warwick. It’s a bank approved short sale, so you get to enjoy more amenities than you would for other homes listed at that price. The beautiful hardwoods set the stage for the home’s classic feel and built in detailing throughout gives the space a greater feeling of sophistication. The handsome fireplace adds another level of quality to the home. After a long winters day at the office, you’ll want nothing more than to relax in front of a crackling fire.

But perhaps the biggest draw of this 3 bed, 2 bath sanctuary is its waterfront location on Sand Pond. Whether you prefer to swim, canoe, or just enjoy the peaceful views, this scenic pond is literally steps from your backdoor. Not only does this make for a home well equipped for entertaining, but it also provides a relaxing backdrop for your every day endeavors.

In addition, this home has a new roof, replacement windows and central air. Located in central RI, 185 Puritan Rhode provides a reasonable commute to either South County or Providence. It’s a bank approved short sale, so it’s also quite a bargain.

If you’re interested in touring this property, Rich will be holding an open house on Sunday, February 20th from 12:00PM – 2:00PM. If you’d like to learn more about Rich or get in touch with him to schedule a showing, here’s the link to his bio on the Residential Properties website.

Meeting a mate is difficult for some folks.  I was lucky to meet the husband of my dreams, but have always been willing to help others match up to the right person.

Recently, the Jewish Voice and Herald talked with me about the matchmaking I have done over the past 30 plus years.  Selling real estate is my career, but I’ve had this sideline all these years.  Sharing the story with everyone came to mind, and with this being Valentine’s Day, why not publish a video.

Here is how I described it to my marketing manager:

This week on my radio show, Ian Barnacle, Steve Tetzner and I will be hosting our annual special segment called “The Super Bowl of Real Estate.” As is our custom, we will discuss the elite of the real estate market and showcase certain high end properties. Our cutoff starts at $1 million for a list price. In Rhode Island this usually represents about 5% of the properties offered for sale.

In the NFL, the host of the real Super Bowl, each of the two elite teams has a 6.25% chance of being one of the survivors playing in the final game and a 3.125% chance of winning the overall championship.

In our real estate world, there are 7173 properties currently on the market throughout Rhode Island, and slightly over 370 have list prices of 1 million dollars or more. Only the elite properties are good enough to warrant a price tag over the million dollar mark and even fewer make it higher than that. You can see these properties on our site by using the advanced search feature and filtering for properties over the $1,000,000 figure. Residential Properties currently has about 50 such properties in our inventory.

You can review them as we talk on Sunday. It’s like having your own personal program for the show.

Looking at the aftermath of the harsh snowstorms that plagued the Northeast this week, it’s easy for us to forget what the landscape was like before the snow. Although our near future may be vexed by icy sidewalks, tedious shoveling and highway holdups, we thought we’d create a video to remind you of beautiful Providence without the white stuff.
